Our Response to the COVID-19 Pandemic.

Situation:

Broad Institute selected BOND to provide preconstruction and construction management services for the 32,600 SF renovation and relocation of its biomedical and genomics research center. The project included the storage of the existing laboratories into storage space and construction of a central freezer. In addition, BOND did a full build out on the second floor of a new executive office suite and, completed some structural work on the second floor when the slab was discovered to be structurally unstable. The project also incorporated value engineering, methods and proactive management of the newly renovated facility now located in the heart of Cambridge on Charles Street.

Challenges:

  • Working above ceilings
  • Several mechanical/electrical challenges involving the Cryogen Freezer Room upgrades
  • Overseeing the renovation and relocation of active research laboratory
  • Managing utility coordination
  • Installation and tie in of alternative power sources to 24/7 operational sensitive DNA Digitizer equipment (Lumina)

Solutions:

  • Utilized BIM (Building Information Modeling) during preconstruction
  • Weekly logistic meetings with stakeholders, design and project teams to coordinate power maintenance
  • Management of value engineering decreased material costs

Results:

  • No disruption to technically sensitive DNA samples used for cancer/diabetes research
  • Delivery of project on time and on budget
  • More efficient research practices in one centralized place
  • Successful completion of project enabled BOND to be contracted again for later additional renovations to conference and support spaces
