Our Response to the COVID-19 Pandemic.

Situation:

UMass Lowell’s North Quad, a centerpiece of the North Campus, has undergone a significant transformation. Composed of the interconnected Southwick, Kitson, Falmouth & Pasteur Halls, the University has revitalized these historic buildings for use as state-of-the-art office, classroom, and computational laboratory space. The new Quad required a sound infrastructure to support these changes. BOND was engaged to provide preconstruction and construction services for the first phase of this project.

As part of this significant facility reinvestment, BOND constructed two additions – or pods – that will provide improved access, additional toilet facilities, and expanded infrastructure pathways for the quad buildings. The team also upgraded fire sprinkler systems, installed a new electrical service, installed a 200kV diesel emergency generator, and completed general upgrades to ensure compliance with modern building codes. The Quad’s existing paved area is now an outdoor campus green space.

Challenges:

  • Work performed in and around an occupied academic building
  • Project performed in accordance with a public Chapter 149A delivery method
  • Provide a seamless connection between existing building and “pod” additions
  • Work around existing underground utilities in close proximity to the campus’ North Utility Plant
  • Immovable project completion date reliant upon academic calendar

Solutions:

  • Utilization of in-house BIM and laser scanning services to minimize clashing during the installation of new plumbing/fire protection loops
  • Laser scanning of existing buildings’ exterior to facilitate a smooth connection between the pods and existing structure
  • Development of a Revit model to lay the groundwork for a smooth MEP coordination process, including the modeling of below-ground utility lines
  • Completion of an extensive enabling effort to demolish an underground bunker, reroute utilities, and make way for the new additions
  • Procurement of early packages, including sitework, steel, and enabling
