SITUATION:

The College of the Holy Cross has engaged BOND to provide preconstruction and construction management services for the renovation and expansion of the Hart Athletic Center. This revitalized, state-of-the-art facility is the central piece of the College’s plan to transform and rejuvenate their Athletics program.

Composed of a 138,000 SF renovation and a 143,000 SF addition, the new Hart Center at the Luth Athletic Complex will house the following:

  •  64,000 SF indoor practice facility with 100 yards of turf field
  • Auxiliary gymnasium for basketball and volleyball
  • 9,500 SF of new space for strength and conditioning training
  • 3,000 SF of new space for sports medicine services
  • New MEP systems, offices, locker rooms and an expanded main lobby

CHALLENGES:

  • Ensure the safety of students, faculty, staff and pedestrians during an active construction site
  • Phased construction around occupancy and seasonal sports schedules
  • Upgrade life safety systems throughout the existing building

SOLUTIONS:

  • Develop a comprehensive and iterative preconstruction process:  Work closely with the College and design team at Sasaki to determine a detailed sequencing plan that will enable the facility to remain operational throughout its renovation
  • Collaborate with stakeholders to determine seasonal use of the facility for sports such as basketball, hockey, and swimming is integral to the plan’s development
  • Minimize disruption by taking portions of the facility off-line and renovate during each sport’s off-season
  • Eliminate clashes and ensure a seamless tie-in with the addition’s new building systems by using laser scanning to pre-coordinate new sprinkler, fire alarm, lighting and HVAC systems
  • Utilize the building model in subcontractor procurement to provide for budget certainty

RESULTS:

  • Transform the Hart Center into a state-of-the-art facility that will improve the College’s athletics, health and wellness programs and benefit the entire student body
  • Completion date early 2018
